A trio of Scottish castles are a dream come true for developers, says Bob Serafini

Three fine Scottish castles, worth a total of £10m, are on the market for sale.

The collection of historic properties across the country are currently owned by exclusive venue hire company AmaZing Ventures, who have commissioned Colliers International to market them

to potential investors on an individual basis.

The 15th century Ackergill Tower, which has an idyllic setting on the coastline near John O'Groats, is frequented by celebrities looking for an escape.

This purposely low profile and private hotel offers activities ranging from archery, canyoning and cookery to glass blowing, kayaking and midnight beach bonfires.

Facilities include luxury accommodation, function and catering, a number of separate cottages, and what is claimed to be the largest tree house in Europe, with a circular bedroom.

The investment comes with a 15 year lease for shooting and fishing rights on 3000 acres of nearby land. The agents are seeking offers over £4.5m.

In the heart of Angus is 19th century Baronial-style Kinnettles Castle. Currently operating as an exclusive-use conference, wedding and corporate events venue, it has several public rooms, 11 letting bedrooms, separate garden pavilion marquee, gate lodge converted into two more rooms, and all within 44 acres of parkland. It has been priced around £2.5m.

The Queen and Princess Margaret, when they were children, both stayed regularly at Carberry Tower, near Musselburgh, along with their mother, Queen Elizabeth, The Queen Mother.

Now a popular wedding venue, this 16th century mansion is set in 30 acres just seven miles from Edinburgh city centre. It was recently refurbished and has 30 luxury bedrooms, nine function rooms, library and former chapel. Offers over £3m.

Colliers director Alistair Letham said: "It is not often we see properties of such great historical significance come to market.

"Each of these magnificent historic properties presents a unique offer and has been lovingly restored by parent company Clarenco LLP.

"They have flexibility of use and can continue to be operated as exclusive event venues or converted to more traditional country house hotels. We expect a great deal of interest from UK based and overseas investors."
