Spirit Pub Company's losses have almost trebled due to exceptional costs of more than £600 million.
A £595m property impairment charge was the main reasons pre-tax losses at the business increased from £206.6m to £588.9m.
Stripping out those one-off payments, pre-tax profits increased from £44m to £51.1m in the 12 months to August 18, 2012.
