Core units are bearing fruit

Detailed planning consent has been secured for four new industrial units at The Core, the 100 acre business park in a coastal setting at Bridge of Don, Aberdeen.

The first two, near the entrance to the park will be 39,000 and 27,000 sq ft, and include office elements and service yards, right. All facilities will be BREEAM excellent and EPC A-rated, delivering running cost savings of up to 50 per cent.

Permission has also been granted for two more properties, of 26,000 and 100,000 sq ft. Nick Berry, partner at fund manager Clearbell Capital, said: "There are no barriers to an instant start, with the largest capable of being delivered in nine months, allowing us to be responsive to the Aberdeen market. Design and build solutions are also available as well as serviced land for owner occupation."

Development adviser Generate Land said the first occupier at the park, HVAC & Refrigeration Engineering, is expected to be in by the end of the summer. Leasing agents are FG Burnett, JLL and Shepherd.

A sparkling new deal for Gladman

Gladman's speculative industrial scheme at Eliburn, Livingston has its first occupier, with Shine Cleaning Solutions taking 1,141 sq ft at a rental of £6 per sq ft.

The commercial and window cleaning firm has relocated to the newly completed terraces of starter units to service customers throughout east and central Scotland.

Kirsty Palmer of JLL, joint agent with GVA James Barr, said this was the first speculative development in Livingston for a number of years: "With three further units under offer, we are fielding enquiries from a number of parties and also have an adjoining 1.2 acre site for sale."

Delivery firm Yodel secures package

Delivery firm Yodel has sub-let 96,933 sq ft from drink logistics firm Kuehne + Nagel at Houston Industrial Estate, Livingston.

A rent of £4 per sq ft has been agreed on a lease expiring February 2017, and in a simultaneous deal Yodel has also purchased the property from Edinmore Investments.

The site, at 7 Nettlehill Road, features a vehicle maintenance unit and yard and was originally built for Scottish & Newcastle.

Ian Davidson of Lambert Smith Hampton, who acted for the drinks firm, said there had been strong competition for the space. EYCO advised the owners.

Merchant City car park

City Property is looking for a mixed use development on a 0.62 acre site on Ingram Street in Glasgow city centre.

The land is currently used as a pay and display car park, producing an income of £81,960 a year under an agreement with a 28-day termination clause.

The sellers say a pre-requisite of all proposals should be active commercial street level uses such as retail, cafés and professional services, and are seeking upper floor development for a cultural, residential or hospitality purpose.
