Choice continues apace in the newbuild sector – and it seems the plethora of prestigious top-end developments are not struggling to attract buyers, given that most housebuilders are offering valuable incentives to make purchasing easier.

One example is the niche development of 12 luxury five and six-bedroomed houses being build by CALA Homes (West) at Thorntonhall, a tucked-away village on the south side of Glasgow.

"These properties had been eagerly awaited, hence the high demand," says CALA West's sales and marketing director Liana Canavan. "As a result, four of the six-bedroomed Waverley house styles, priced at £1.1m each, have sold since the beginning of the year."

CALA appears to have struck gold by building big - but on a small scale, which is echoed in the company's 10 luxury homes at the picturesque Belleview development in Chryston, which, like Thorntonhall, is a village environment that offers a scenic rural setting fewer than 10 miles from Glasgow's city centre.

Grounds within established estates occasionally spawn low-density top-end developments. One of the best examples currently are the luxurious five and six-bedroomed detached houses being built in the grounds of Mar Hall in Bishopton, which are being marketed by Corum and range in price from £950,000 to £1.2m.

Further south, near Kilmaurs in Ayrshire, Knight Frank is marketing a collection of stunning, individually designed five and six-bedroomed houses around the perimeter of Rowallan Castle golf course, an award-winning 18-hole parkland course set within a 700-year-old country estate. Prices here range from £499,000 to £995,000.

The same scenario is being played out at Bett Homes' popular Academy Grove development in Bearsden, one of a number of Bett developments that has been selling extremely well since the start of 2012, according to sales and marketing director Grace Barlow.

"Academy Grove is ideal for families as it offers a wide range of large, detached homes, such as the four-bedroomed Talman and MacMillan, the five-bedroomed Holyrood and Sandringham styles, and the stunning six-bedroomed Richmond," she says.

"We are enthusiastic about the coming year and are demonstrating our confidence in the Scottish housing market by progressing plans to invest in a number of new developments in Scotland," adds Barlow. Prices at Academy Grove range from £430,000 to £785,000.

In Edinburgh, CALA Homes (East) sales and marketing director Sarah Stanger reports continuing high levels of interest in top-end developments, most notably Trinity Park, which has had record visitor levels since its launch.

"Since November 2011 nearly 1000 visitors have come to Trinity Park to lean more about a development which, on completion, will feature a selection of Georgian-style villas, mews homes and apartments inspired by the best of Edinburgh's rich architectural tradition." Prices at Trinity Park start at £775,000.

Stanger adds: "This demand for high-end property was echoed by our success at The Paddock in Balerno. All three sold and two were snapped up off-plan at the launch. These five-bedroomed homes were priced from £775,000, indicating continued demand for luxurious homes in the area."
