At a time when the residential house market has remained relatively

cautious, CALA Homes (Scotland) has been enjoying enviable success at

its developments all over the country.

That has resulted in the company's growing confidence in its future

plans. For this financial year CALA has been committed to selling 210

houses in Scotland, but for the coming year, this has been increased to

310 houses, 40% of which are already sold.

The latest development, Copperbeech at Killearn, is already proving to

be a very popular. Started in February, it is selling at a remarkable

rate, with seven of the 15 luxury detached homes already sold.

Copperbeech is an exclusive development, offering its new residents a

stress-free life in a small community. There are seven different

housestyles and each home has a landscaped garden. Designed as a

cul-de-sac, Copperbeech offers tranquility as well as security.

The houses are priced between #133,000 to #180,000 and are finished to

the highest specifications, including features like fitted wardrobes, en

suite bathrooms or shower rooms, and integral garages in all but one

design.

The location itself is breathtaking. Situated on the south side of the

village, it enjoys uninterrupted panoramic views down the glen towards

Glasgow. It is an idyllic setting, and the swift sales since February

are tangeable proof that CALA are giving people exactly what they want.

Copperbeech is following the same successful pattern of CALA's other

developments. The two most successful to date have been at Ralston near

Paisley and at Bishopbriggs.

''Marchbank'' at Ralston, which has a total of 76 homes, has enjoyed

an amazing response, with all but one dozen homes sold, and those

remaining have options on them. It has taken only 18 months to achieve

this success.

Prices for Waterside Gardens at Bishopbriggs were released three weeks

ago and of the 56 homes there, the first 10 have already been sold and a

further 20 have options on them.

These top quality detached homes appear to be particularly popular

with local people wishing to live in larger, more prestigious homes

without leaving Bishopbriggs.

King's Rise at Bearsden is yet another excellent development. The

showhouse there, the ''Cruachan'', was specially designed for the

terrain, built on three levels and incorporating a split level design.

The average price at Kings Rise is #200,000 and sales have been very

strong, with 19 out of 31 homes already sold.

Like many of CALA's developments, Eagle Rise at Cumbernauld has been

designed to maximise its location, and being situated in the middle of a

golf course, it must be many people's idea of heaven.

So far, since prices were released eight months ago, 14 detached homes

have been sold. Most of the houses are priced at around #120,000 and

#130,000.

The East of Scotland is also well served, with a newly created

middle-range development at Alnickhill, in the Liberton area of

Edinburgh and an up-market flatted development of 13 homes at Saddlers

Mews, Colinton Road, which is about to be released with selling prices

from #140,000 to #180,000.

CALA has also returned to Livingston with its quality Almond Lea

development after an absence of two years. There are 51 homes in total

and CALA has been selling one per week.

At Stirling, Annfield Gardens, built on the former Stirling Albion

ground, is a mixed development of 91 flats and houses. From August last

year, 51 homes have been sold, an average of one per week.

Farther north at Perth, the middle-market development at ''Hunters

Croft'' has 44 homes, and 15 of these have been sold already.

The most recent developments include 21 flats at Kirklee near

Kelvinside, where work will start shortly. Prices will be released by

the end of July. On the South Side, at Sherbrooke Avenue, Pollokshields,

there will be a new development of 17 detached homes with an average

selling price of #200,000.

Two further developments starting in the autumn will be at Kilmacolm

and Silvermills, in the Stockbridge area of Edinburgh.

Managing director of CALA Homes (Scotland), Alan Downie predicts a

good housing market in Scotland for many years to come. He said: ''We

have bold expansion plans. We spend #30m this year and have committed

#45m for next year. This is based on sites which are already contracted

with planning. With 40% of those already sold, we are in a very strong

position.''

The basis of the company's philosophy is quality. To endorse this, it

has been working to achieve BS5750 with a view to full accreditation

before the end of the year, and with the intention of being the first

housebuilder to be accredited.
