THE eight-storey 10 George Street in Edinburgh, described by joint letting agent JLL as the largest available Grade A office building in the Scottish capital, has been brought to market.

The building, which offers views of Edinburgh Castle and out to Fife from its top floors, is being offered as a whole or on a multi-let basis.

The refurbishment of 10 George Street began in March 2018 for La Française Real Estate Partners International on behalf of its client, Sampension KP, with Reiach and Hall as the architect.

Neil Gordon, partner at joint letting agent Eric Young & Co, said: “The building is available as a whole or on a multi-let basis and we anticipate interest from a range of sectors.

“No. 10 ticks all the boxes for high-quality occupiers with large floor plates, a fantastic specification including roof terraces on three levels and excellent environmental credentials.”

JLL said that Edinburgh’s office-vacancy rate had dropped to 2.5 per cent, from 3.8% in 2017, observing that this was the lowest level since the financial crisis.

Ben Reed, director at JLL, declared: “With available Grade A office space critically short, 10 George Street represents as rare an opportunity as you could find.”

JLL said Edinburgh’s office market had recorded a “solid year of activity” in 2018 with nearly one million sq ft of space let, and deals in 2019 already amounting to 540,000 sq ft including lettings to WeWork, Instant Offices, Amazon and Epic Games.
