More than 79,000sq ft of prime office space will be made available this year following a multi-million pound overhaul of a waterfront property that will significantly supplement the amount of Grade A space in Glasgow.

Occupied until earlier this year by project management consultants Atkins and insurance provider Chubb, 200 Broomielaw along the River Clyde will offer floorplates ranging from 8,665sq ft to 9,041sq ft over nine levels. The renovations by owners AM alpha, which purchased the building in July 2019, will feature extensive touchless technology to assuage safety concerns about workers returning to the office.

The development will also boost the amount of higher-quality office space available in the city, for which there has been strong demand as employers seek to bring staff back into the workplace. In a report issued last month, real estate group CBRE estimated there was just 6,000sq ft of Grade A space currently available in Glasgow.

“We’re making extensive changes to 200 Broomielaw in order to meet the highest demands of future occupiers,” AM alpha’s Martin Lemke said. “The building should offer the maximum level of comfort in daily work and create an environment in which employees feel comfortable and safe.”

The project team includes building contractor Clark Contracts, Michael Laird Architects and project manager Reith Lambert. JLL has been appointed as letting agent alongside Reith Lambert, and Muller International has been appointed as property manager.
