It is a city where a garage can go for £80,000 and house prices have risen month-on-month for years.  

But now estate agents are touting what may be Edinburgh’s hottest property — a stylish flat going for more than £100,000 less than the average price for a home in the capital.  

The one-bedroom flat close to the city centre is currently on sale for offers over £185,000 – far below the average price for a home in Edinburgh, which currently stands at £286,617.

The UK House price index shows that property values have grown by almost ten per cent between December 2020 and the same month last year.  

Currently, the average price for a flat in Edinburgh is £326,903, according to property search experts home.co.uk. 

The Priesthill Place flat lies within walking distance of Arthur’s seat and Holyrood Park.

Estate agents MOV8 are handling the sale. Their spokeswoman said: “With the average property price in Edinburgh currently sitting at £286,617 it would be easy to think that you need a large budget to secure a stylish home in the capital.
