More than 100 acres of “rarely available, prime” land has been put up for sale, with the property agent declaring this is a “once-in-a-lifetime” opportunity.

The land, which is available to purchase as a whole or in two lots, is described as being in a “renowned arable area” of Scotland.

Andrew Beedie, an associate of Scottish rural property agent Aberdeen & Northern Estates, said the firm was “thrilled” to be marketing “such an attractive block of land in such a renowned productive area”.

He highlighted the firm’s expectation of “very strong interest” in the land at Ardersier, between Nairn and Inverness, declaring that demand for land in this area outstrips supply.

Aberdeen & Northern Estates, a division of agricultural co-operative ANM Group, said: “The attractive farmland at Ballinreach Farm, Ardersier, lies in a renowned arable area between Nairn and Inverness, just 1,500 yards off the A96. This rarely available offering features predominantly grade 3 arable land and extends to 106.13 acres, boasting excellent roadside access, and is available to purchase as a whole or in two lots.”

The 106.13 acres of land at Ballinreach Farm is available as a whole for offers over £640,000. Lot 1, which is 59.57 acres, is available for offers over £380,000. Lot 2, which is 46.56 acres, is available at offers over £260,000.

Mr Beedie said: “The sale of this rare block of arable land at Ballinreach is most certainly a once-in-a-lifetime opportunity. Land is scarcely available to buy on the open market in an area where demand outstrips supply and so we anticipate very strong interest from purchasers both near and far.”

Providing further detail, Aberdeen & Northern Estates said: “Lot 1 extends to around 59.5 acres comprising four field parcels, classed mostly as grades 3(1) and 3(2) by the James Hutton Institute. Lot 2 comprises three field parcels extending to around 46.5 acres, classed as a mixture of grades 3 and 4. Both lots have previously been cropped with cereals and vegetables in the past.”

Mr Beedie said: “The land at Ballinreach offers the chance for existing enterprises to add to their land portfolio but equally the flexibility in the lotting allows new entrants or those looking for a smaller area of land to purchase too."

Highlighting expansion by Aberdeen & Northern Estates, he added: "As we continue to expand our service offering across Moray, Inverness and up to Caithness, Orkney and Shetland, this land launch comes at a particularly exciting time for the business in delivering more for our members throughout Scotland.”
