The Shore Business Collective in Leith is challenging proposals to transform Waterside House at 46 Shore into short-term let apartments, fearing the impact on year-round trade and community life.
Launched under the banner 'Save The Shore,' the campaign is backed by Edinburgh Northern and Leith MSP Ben Macpherson and calls for the rejection of the application from Gregor Properties to The City of Edinburgh Council.
The group warns the change would replace a regular office workforce with short-term visitors, threatening the viability of nearby businesses.
These include Victor Hugo Deli, Shore Deli, and SESH Hairdressing.
January Watson, secretary of the Shore Business Collective and area manager for The Malt Group, said: "The Shore thrives because of its balance of residents, workers, and visitors.
"By evicting the businesses that call 46 Shore home, we are losing the very people who sustain our economy from Monday to Friday.
"Tourists don't use local dry cleaners or hairdressers.
"If we lose our daytime population and see our pubs silenced by noise complaints, the unique vibrancy of Leith will vanish."
The proposed development also raises concerns for The Malt & Hops, a historic pub and live music venue located below the offices at risk.
The Shore Business Collective fears that guests in the apartments could lodge noise complaints, which it believes could jeopardise the pub’s licence and trade.
Such a loss could threaten events like the Leith Jazz & Blues Festival, for which The Malt & Hops is a primary fundraiser.
The group also highlighted worries about increased waste and security issues.

Mr Macpherson said: "Proposals by Gregor Properties to convert the Waterside House offices into guest serviced apartments are concerning many people locally.
"The loss of office space would not only affect those based in the building, but it could also impact local hospitality units, like the Malt & Hops pub.
"I encourage people in Leith and beyond to get behind the various efforts to protect the Shore area.
"Together, let's make it clear that we really value our local businesses and want them to be supported."
