The first phase includes a range of four- and five-bedroom detached homes, with three-bedroom semi-detached and terraced properties set to be released in future phases.
Located close to the Fife Coastal Path, Silver Sands beach and Inch Marton Plantation, the development is aimed at buyers looking to combine village living with easy access to Edinburgh.
The development includes plans to restore a historic walled garden and create a new pedestrian and cycle path linking the site directly to Aberdour's Main Street.
Reservations for the first homes are now being taken through Cala's sales office at Rosebery Wynd in South Queensferry.
Prices for the initial release start from £549,995.

Elaine Carrigan, sales and marketing director at Cala Homes (East), said: "Following the popularity of our previous Inchcolm Green development in this picturesque coastal town, we are delighted to be able to offer high quality new homes once again to the market.
"Hillside Gardens is a place where buyers don't have to compromise between coast, countryside and city connections.
"As the only new build development available in the area, we expect these homes to be very popular with those attracted to the benefits of buying new, such as energy efficiency, flexible living and low maintenance, not to mention having a blank canvas to personalise and make your own."
